How and When to Replace a Water Heater

You may rarely think about your home’s water heater, until it’s not there for you anymore. On average, a good water heater will last about 8 to 12 years. You can also expect it to account for about 15 percent of your utility bill.

There are a lot of things to consider when shopping for a new water heater. First if yours is aging, don’t get caught off guard and not have enough time to make a good choice for replacement. If you wait until it’s an emergency you may find that you get a unit you can’t afford, don’t need or one that won’t last as long as it should. You’ll also want to consider the size that you actually need and make sure you choose an energy efficient model.

When you’re considering the size of a new model, don’t just assume that what you had before had the right heating capacity. When considering capacity, add up how much hot water your household uses during the busiest times of the day. You want to consider what you need on a daily basis throughout the year, not what you need when you have a house full of company.

In general, your household’s peak-hour demand for hot water should be roughly close to your water heater’s “first-hour rating” (FHR) which is printed on your heater’s Energy Guild label. This tells you how many gallons of hot water a heater can produce during an hour of high usage.

Gas and oil-fired units generally have higher FHRs in proportion to their tank size as opposed to electric models.

You will also want to look at the energy factor (EF). That’s the percentage of energy converted to hot water in that model. Obviously the higher the number, the more efficient the water heater is. In addition to being better for the environment, it’s also better for your budget. At the same time, you may have to spend more for that model, but remember you’re likely to keep it for 8 to 12 years and you’ll be better off in the long run.

Once you’ve replaced a water heater, you want to maintain it properly to extend the life of the unit. If you’re handy around the house, you can perform these tasks on your own, or you can hire a plumber or HVAC professional.

First, drain the tank until the water runs clear. If you see a lot of sediment, you’ll want to do this twice a year.

Is the pressure-relief valve corroded? If you see rust, have a plumber replace it as soon as possible.

On oil-fired or gas units, the combustion chamber and flue vent should be checked for corrosion, rust or other obstructions. On an electric model, remove and check the heating elements after shutting off the power and draining the tank.

The anode rod, or rods, should be removed and inspected. If more than 6 inches of the rod’s core wire is exposed it should be replaced.

Water temperatures should be kept between 120-130 degrees. That’s plenty hot for showering, laundry and dishes. Higher temperatures can speed up the process of corrosion.

When it comes time to replace the water heater in your home, be sure to check out the instant or tankless water heater options. The traditional heaters do tend to waste energy as water cools over a time, meaning you just have to heat it again. With a tankless water heater, the water gets heated when you need it. Again, price may be a consideration here, but the eventual savings may be well worth it.
